San Antonio TX Community Market Report for The Preserve at Indian Springs July 2013

 
The Preserve at Indian Springs is a wonderful neighborhood located 
The Preserve at Indian Springsin the North East/North Central area of San Antonio TX.  This neighborhood offers both new construction homes and pre-owned homes for sale.  People love this community that offers a family friendly atmosphere and located in the Comal Independent School District
 
Let's start off by giving you a current view of the homes for sale in The Preserve at Indian Springs.  We have 14 available homes for sale in this neighborhood.  There are 5 new construction homes for sale and 9 pre-owned homes for sale.  These homes are averaging a sales price of $284,396.00 and have a cumulative days on market (that's total time on market) of 81 days.  You can purchase a home for as low as $221,950 to as high as $339,900.  The square footage of these homes varies from 2500 to 3400.

There are 5 pending homes for sale in The Preserve at Indian Springs.  The average list price that brought an offer for these homes sits at $274,960 and the days on market averaged at 122. We will know more about what these homes sold for hopefully at the end of August.  By the way, 3 of these homes are pre-owned homes for sale.  
 
A total of 5 homes sold in the month of July.  These are homes that had a closing date of 1 July through 30 July 2013.  Homes that sold were listed at an average sales price of $284,600 and sold for an average price of $277,690.  This gave us a list price to sale price ratio of over 97%.  This tells us that homes that sold successfully were priced just about right on target.  Anything over 90% is terrific, so 97% is almost a bullseye!  These homes had an average of 76 days on the market.  Of these homes, 4 were pre-owned and 1 was new construction.  Are you wondering why I am breaking down new vs. pre-owned?  As you may or may not know, when a neighborhood has new construction being built, it is often times very difficult for pre-owned home sellers to compete with them.  This neighborhood; however, is having no such issues.  Both types of homes are selling in about the same time period.  New homes in this neighborhood are selling at a bit of a higher price than the pre-owned homes, but that is to be expected.
