Forewarned is Forearmed...Understanding that Offers on Your Home will Probably be Lower than Expected

or wanted, so I thought it may be time for a "come to Jesus" talk with home sellers in today's Guadalupe Real Estate Market.
Here is the bottom line, many offers that will be presented to you are most likely going to be lower than you expected or even wanted.  It is human nature to want to House with Dollarsbuy Real Estate for lower than the list price or try to get a "deal" when buying a home.  I have had buyers tell me, "I have always been told to ask for at least 25% off of the list price to start".  We can all get mad about it, but it's a fact.   Lower than expected can mean dollars off of the list priceasking for seller paid closing costshome warranties or a combination of these.  There are some others but these are some of the most common things buyer's write up in a contract.  
It would be awesome to get a full price offer with zero contingencies just because your home is the best one on the block and sometimes that can happen.  When the moon and the stars line up perfectly, it does.  You may hear about some stories of multiple offers and bidding wars.  Those instances are few however, at least Guadalupe County wide.  Most likely, a buyer is going to come with some representation in a buyer's agent, and their job is to try and get the best (lowest) price and the best conditions for their buyer.  Depending on what the buyer's goals are, is what is going to set the stage for the offer and then they will most likely drop that by a few more percentage points to "see how low you are willing to go".  Ask for the moon, stars, sun and the kitchen sink and see what they can come away with.  This doesn't make them bad's what you would most likely do if you were trying to buy a home. 
While marketing and listing your home in Schertz, Cibolo or Selma Texas, my target is to get you the "best (often time meaning highest) price for the maximum return on your investment and do so as quickly as possible.  My job and my fiduciary duty to you also includes complete honesty in letting you know the types of offers you are going to get depending on the preparation we do before hand on listing your property.  Doing this best is by presenting a scenario to home buyers looking for homes in Guadalupe County Texas that will get you that maximum price by first, pricing right (preparing a Comparative Market Analysis), getting you show ready (talking condition and accessibility), and making sure that you understand the home selling process, (i.e preparing you emotionally as well as analytically about what  may or may not happen).
