No My Seller Does Not HAVE to Give Your Buyer Closing Costs
I wrote a post a while back called Nope, I WON'T HELP most likely means your Home NOT SOLD. In it I try to explain to sellers about not helping buyers with some seller concessions, can exclude many buyers such as your VA, FHA or even USDA buyers. The post was more for sellers who refuse to give any type of concession with the belief that buyers shouldn't even ask or else they can't afford to buy.
There is nothing wrong with seller concessions and they are great negotiating tools when an offer comes in
This doesn't mean that a Seller MUST help a buyer with closing costs especially if that help causes a hardship for the seller.
As an agent that works with both buyers and sellers, I think it's important to explain to both sets just how seller contributions work.
With my buyer clients, depending on their needs, I will most likely counsel them that we will ask the sellers to contribute to all or some of my buyers closing costs. I also counsel them that the seller may very well say no or lower what they are willing to contribute with and we need to be prepared for that.
To my seller clients I counsel them on the different loan types and what they may expect a buyer to ask for if they even do. Once I explain that to them I let them know that everything is negotiable...that being the key
It's important that a buyer understands that just because you put in an offer on a sellers home they are not automatically entitled to seller contributions. If you go into negotiations expecting to get everything and the kitchen sink, you may well walk away disappointed and perhaps surprised. You can ask, most definitely, but don't fall over backwards if they say no.
The bottom line is this...it's all about negotiation and each clients needs. We hope to bring the buyer and seller to a healthy mutual agreement so that the buyer gets the home they want and the seller gets out of the home they want.
Seller concessions can definitely help with that, but they are not a "given".
