Does Your Guadalupe County Home's MLS Description Over Promise and then Under Deliver? (Updated!)
Marketing Guadalupe County Real Estate is a very important part of what I do as your listing agent. Among those things is writing a description of your home when I put it in the MLS. Along with photos, a description can be one of the most important aspects of your marketing to draw potential buyers to your home...but...
There is a very fine line between enhancing the description of your home and outright embellishing and lying about it. Trust me, over promising and under delivering on the home description can, in fact, have the opposite effect of enticing a ready, willing and able buyer or the right buyer to your home. I mean, we can get em to your home that way, but what ends up happening is that the buyer will get all excited about seeing their potential dream home that we have described as some sort of palace, and then when they see your home it will be a huge let down.
Let's try to put this in context a bit. Have you ever heard of those horror stories about online dating? The other person sets up their profile, tall, great built blond with blue eyes and tanned and likes long walks on the beach and holding hands.
You get all excited to meet this person and when you do, they are 5 ft, a tad on the obese side, mousy brown hair and obnoxious. You know what I mean? I haven't ever dated online or had that happen, but we hear about that all the time. Think of the absolute let down you get when you meet that person. I don't even think you would look at their good qualities at that point, and they are likely to have them, as they were NOT what you were expecting. Your brain goes into total rejection mode.
Same thing with your Schertz, Cibolo or Selma TX home. If we turn it into a tall, muscled blond and it ain't, it's gonna be a big turn off and turn buyers AWAY. Not what we want at all. Now does that mean that we don't enhance the great points? Of course not, but we need to put it in context and sometimes we need to disclose certain things about your home that will attract the right buyer for your home.
Let's for example say that your home is older and requires some work done to it. We know this as you have gotten a Pre-Inspection on the home before we listed it. We would find a way to put that in words such as established home that needs a little extra tender love and care. As long as that description of your home is true, we will attract buyers who know that the home is going to need some repair work. Now, if your home is a total wreck...well, we may have some talking to do about what may need to be done or we will have to be honest in the description...again to attract the right buyer, (you know "Total Fixer Upper!"). Such was the case with Dr. Stacey-Ann Baugh's blog, Gotta love inaccurate info on the MLS where the term "sprucing up" was used in the description and it was a total understatement! Believe it or not, there are buyers out there that love fixing up total home wrecks. We just need to attract them to the home.
If your home has some unique features to it or is perhaps located on a busy street or has the neighborhood park behind it, then it should somehow go into the description. This way we attract buyers who don't mind noise or who have kids and would like a park right behind their home. Otherwise, if we let the potential buyer discover this little tid bit on their own, it may have a negative effect and, again, we don't draw the right buyer to the home. If we just say small neighborhood park nearby...we are going to get comments (of the wrong kind). Margaret Rome has a terrific blog, There is Another Reason Your House Has not Sold! The Right Buyer has not seen it! In this blog she describes marketing some very unique features that only a special buyer would like.
Now..no worries. You loved that big tall hill of a driveway leading up to your home and someone else will too, we just gotta let them know about it so we find the ones that enjoy exercise on a daily basis!
