San Antonio TX Home Buying Advice-Working Through the Listing Agent Does Not Give You an Advantage
Conversation with a prospective home buyer for one of my listings that I tried to get a buyers agent for...
Them: Well, I figure if I work through you, since you are getting all of the commission, you will be more motivated.
Me: I am already motivated. I work for and represent the seller. This means that I am working to get the best price and the best terms for them. My commission has already been agreed upon and has nothing to do with whether I bring the buyer or a buyers agent bring the buyer.
Them: I just figured that since I am a cash buyer, I will be more effective working with you. I don't need my own representation.
Me: That's fine, I have no problem showing you the home; however, understand that I represent the seller.
If you are looking to buy a home in the Greater San Antonio TX area, you need to understand that working directly through the listing agent will not get you a better deal. If it did, that would mean that the person representing their client wasn't doing their job.
Generally speaking, a listing agents commission is agreed upon separately in another contract. This is worked out during the listing agreement and all situations are discussed such as whether I bring a represented buyer or a non represented buyer.
However, the seller is aware of one very important fact...I REPRESENT them in the sale of their home. This is why they have entrusted me to sell their home, because I have agreed to get them the Best Price (and many times that means highest), with the Best Terms (for Them) in the Best Amount of Time (for Them).
My advice, get a local San Antonio TX Buyers Agent to represent you when you are looking to buy a home. It can only benefit you in the long run. The listing agent works for the seller and you should have someone who gets you..
- The Best Price (Sometimes this means the lowest price)
- The Best Terms (For You)
- The Best Time (For You)
Having your own buyers agent guarantees that you have your interests being looking after for the purchase of a home in the Greater San Antonio TX area and most of time, this is no out of pocket cost for you.
It's a no brainer in my opinon. Hire a San Antonio TX buyers agent to represent you and fight for that deal that you want...don't leave it up to the listing agent!
