Selling in San Antonio TX-When Should I Pack Up and Leave
Got a phone call from one of my sellers a few weeks ago panicking a little bit because, well...their home sold a bit quicker than they thought it
would. One and done...showing that is. It happens.

When the offer was accepted, it was understood that they needed to be out of the home sometime before closing...however, for those folks that need to sell in San Antonio TX and have an offer accepted, there are still many obstacles that could get in the way of the contract...which is why it's important to hire a local San Antonio TX Realtor® to help you navigate through those obstacles and prevent them as much as possible...
Obstacles that could threaten to derail the sale and have you back on the San Antonio TX Real Estate Market include things such as the option period, (during the first 7 to 10 days of the contract where the buyer has the unrestricted right to pull from the contract for any reason), inspections that if for some reason we can't come to a mutual agreement that could stop the contract, (usually this happens during the option period). The buyers loan could fall through and the home may not appraise at the price the loan is at..this hasn't happened to me as yet...but it could, (the comparable market analysis is so important and pricing for the market too...can't say it enough).
So, with that being said, if any of these things happen and you have packed up and moved out into a rental or perhaps you have decided to move up to a better San Antonio TX home for sale, you may find yourself having to pay two mortgages or a mortgage payment and a rent payment.
Probably not an ideal situation.
When do you move out then? I would definitely wait until after the option period and loan contingency period for the buyer...personally. Again, why it's important to hire a Realtor® in San Antonio TX that you trust that is going to keep on top of your listing all the way through to closing...(it's not just about the marketing).
Now, comes the iffy (well, not so ifffy part if well...not to harp on the same point, but trusting that your Realtor® discussed pricing with you honestly and you understood the comparable market analysis and you trusted that advice, you are probably going to be fine), of deciding whether or not to wait on the appraisal to come through to move. However, sometimes that appraisal will come through late and leave you very little time to react and get out of the home.
Here are some considerations for you.
Once you are officially pending, this is a great time to be looking for that move up home and putting in a contingency contract when we find the home you want. Now most likely, if I am your San Antonio TX Realtor®, I have already been sending you listings and we have got everything set to begin the San Antonio TX home search in high gear.
It's also a great time to be looking for that rental..timing can be a factor here though. Finding a rental is usually a pretty quick thing and rentals go quickly so if you find something you want, you are probably going to want to go ahead and jump on it.
Decisions, decisions...if you move too soon, you could be stuck...and if you wait to long...problems will ensue...(trust me on this one). The bottom line is that the date on the contract for sale is the day you MUST be out of the home. Once the home closes and funds it's no longer yours and if you are still in there..well, it could be considered trespassing. Not to mention the fact that the buyers are going to do a walk through and if you are still there, they could delay closing or not close altogether which will make you in breach of contract...(none of these things are good).
So....when do you move out? You move out BEFORE the closing date. However, having a San Antonio TX Realtor® that will keep on top of the entire contract, watch those dates for you, who communicates with everyone in the transaction to make sure that things are happening when they are supposed to and who you know priced you right will go a long way to give you piece of mind of when the right time will be.
