Priced to Sell!!....Aren't They All? And if they aren't, then there is a problem.
I chuckle a little whenever I have an e-flyer sent to my box that says "Priced to Sell!". I always think to myself...what else are you going to put...priced not to sell? I am not downing anyone's advertising techniques, and I may have even done that myself, although I don't remember it. But let's think about that saying for just a moment.
"Priced to Sell"
If you are trying to sell your home in Cibolo, Schertz or Selma Texas, then at the risk of sounding like a broken record...you must price your home competitively to sell in this or any other market. I am not sure how else to say it. Really, if done right, all advertising could say that you are "Priced to Sell" and then be the absolute truth. Think of it like this....would you over pay for something that you know you can get a better deal right down the street? This is exactly what you are facing with today's Guadalupe County Real Estate market.
When I come to your house for the second time, I am going to go over your Comparative Market Analysis with you that I have diligently prepared. Now, I am not going to bore you to death with every detail, unless you want me to, but you will have the facts of a certain price range that your home is likely to sell at. With that in mind, we are going to come up with a plan of action to get your home sold and we are going to Price your home to Sell because I am guessing that is your overall expectation or you wouldn't have called me to put your home on the market. Now, that does not mean that we are going to price your home at the lowest possible price. We are going to price your home at the highest possible price that will get your home sold and meet your goals.
If you are not going to price your home to sell...well...then I guess I am not the listing agent for you (and I know that's a lie because I am the listing agent for you!). I don't want your home to just sit on the market and be jealous of all the other homes selling in the neighborhood and I am sure you don't either. It's sad, really.
So...call me up so that I too, can tell the world that your home is "Priced to Sell!!"
