Are You Being Kept in the Dark while trying to sell your home in Schertz Cibolo or Selma Texas?
I talk to a lot of folks after their home expires on the market and the number one complaint of home sellers is that there is no communication from their Realtor® about what is going on in the Guadalupe County Real Estate Market. The first time they saw their Realtor® is during the listing appointment and when they stuck the sign in the yard and the last was a phone call asking to extend the listing after it expired. Not cool.
As a home owner trying to sell their home, you should be getting some kind of updates at least every other week or so on what is going on. Now, I like to talk to my sellers to find out just how much they want to hear from me. Some may want to hear from me weekly and some only bi-weekly. Some do not want me to call but send market reports via e-mail. The cool thing is that it is up to you, the home seller.
I don't know what other Realtors® do, but I tend to check on my listings at least once a day. I want to know, number one, how much interest your home is generating through the MLS. I get to know just how many folks are interested in your home that are working with a buyer's agent. I also check the Guadalupe County market area at least every 4 to 5 days. This will tell me any new listings that have cropped up in the area and if anything went under option or contract. Once I have that information, if it significantly impacts your listing, then I will contact you right away.
Marketing is another way I keep you informed. Whenever I send out a flyer, you get one too. I send your listing reports from Realtor.com, Trulia.com and from my Virtual Tour provider. Depending on the reports and how often, you the home seller want them, you could easily be getting your reports weekly. Again, up to you, the home seller.
Communication is very important when trying to sell your home in today's Guadalupe County Real Estate Market. This is a tough buyer's market currently and with the market fluctuations, you as the home seller may need to make decisions affecting your listing. First, though, you need to know what is going on. A seller shouldn't sit at their home wondering just what in the heck is going on with their listing and marketing. Just saying.
